Foundation Cracks & Wall Leaks

Concrete and block foundations crack as they cure, settle and go through freeze-thaw cycles. Most hairline cracks are cosmetic, but cracks that leak, widen or bow inward need attention.

Do this right now

  1. Catch or redirect active leaks away from belongings and mechanicals
  2. Mark the ends of cracks with a pencil and date them to track movement
  3. Make sure downspouts discharge well away from the house
  4. Don't seal a bowing wall and ignore it—horizontal cracks can be structural

Warning signs

  • Water trickling or seeping through a crack
  • White, chalky deposits (efflorescence) on walls
  • Horizontal cracks or walls bowing inward
  • Stair-step cracks in block walls
  • Cracks wider than a credit card or getting larger

What the waterproofing contractor will do

Leaking cracks are often sealed with polyurethane or epoxy injection. Bowing or shifting walls may need wall anchors, carbon-fiber straps or bracing, and a structural engineer's evaluation.

What affects the price

Single-crack injection is the least expensive repair. Wall stabilization and structural work cost significantly more and may require an engineer's report. Providers set their own prices, so ask for any service-call or inspection fee and an estimate first.
